Access

The property is accessed via CR 59 which is a year-round county maintained dirt road.

Elevation Topography Vegetation

The topography consists of rolling lower ground climbing in elevation to several high points with elevations from about   9,000 ft to 9,800 with a mixture of high protein mountain grasses, aspens, bristlecone, and ponderosa pines.

Improvements

Two Springs Ranch has several old homestead log cabins, barns, corrals and outbuildings that add lots of character and a nostalgia of days gone by. The property is fully fenced and is in fair to good condition consisting mainly of 4 strand barbed wire and T-post construction.

Hunting

The ranch provides hunting opportunities for mule deer, elk, and pronghorn antelope and access to thousands of acres of national forest in GMU 58.  The unit is draw only for all three species. There is also good varmint hunting on the property and national forest. The ranch qualifies for the Landowner Preference Point Program (LPP). Guffey, Colorado Land and Ranches for Sale

Guffey, Colorado was established in 1890 as a gold mining town. The town has a quirky habit of electing animals as its mayor and it also has quite the eclectic collection of relics such as the skeleton crew at the Guffey Jail.

Guffey is probably best known due to its proximity to Eleven Mile and Spinney Reservoirs and the excellent dirt biking and ATVing trails in the area.  There is a nice little store called "The Bakery" where one can stop and get a bite to eat or a cup of coffee. There are also a couple of restaurants where one can eat lunch.

The Colorado ski mountains are within an hour of Guffey and there is also gold medal fishing in the area.
